The premise behind this novel, is to inspire people all across the globe by demonstrating how success can be reached through hard work and dedication for just about anything you want in your life. The author proposes three simple steps: 1) Identify what it is you truly desire; 2) Visualize yourself achieving it; 3) Dedicate yourself towards achieving it on a daily basis.

Terrence Burner claims to have put his real estate investment technique together over the course of 12 years and millions of dollars. Project 100 is for you if you have more money than time, have reasonable expectations, and want to own houses without taking on another career. Members will learn how to use Terrence’s P.R.O.F.I.T. Squared Methodology to achieve automatic cash flow. There’s no need to look for homes, bargain with contractors, watch tenants, or do any upkeep or repairs.

Terrence says that you’ll be surprised at how little you have to do. Simply tell him your financial objectives, and he’ll create a personalized strategy for you to implement right now. Within two months, you’ll have your first rental property. Rinse, repeat, and continue to collect checks. You’ll have added at least two additional rental properties to your portfolio (for a total of three) within the first year, while Terrence’s staff takes care of the unpleasant things.

They can only work with 8-10 individuals at a time since it is so labor demanding for them. When they reach a total of 100 members, they’ll put a limit on it. As a result, Project 100 was born. When you become a customer, you’re given an Investment Counselor whose only responsibility is to ensure that you follow through. You’ll also get access to Terrence’s lawyer, CPA, contractors, IT team, operations team, property managers, and other professionals.

Your first three tenants will be placed for free. Allow you to see “platinum properties.” Terrence and your Investment Counselor will meet with you for a quarterly video conference and a yearly review. The list could go on and on.

The cost of Project 100 is not insignificant. In fact, Terrence says, it’s “very costly.” You also can’t be sluggish. You’ll be held accountable for keeping your half of the contract and making required modifications along the way. Don’t apply if any of them are a deal breaker for you. If not, it’s rather straightforward. Complete an application. Make a short phone call. Make a payment. And then get going.

Verdict? Hmm. I wish I knew the exact cost. Is this a ten-thousand-dollar bill? $100k? It’s difficult to say until I know that. However, there were two aspects about Project 100 that turned me off. For starters, I found the offer to be perplexing. I’m still not sure whether any of this is really done-for-you, or if it’s more along the lines of, “Hey, here’s my rolodex of folks who can assist you.” “Best of luck.” Why pay Terrance a little fortune initially if it’s the latter? Why don’t you simply go out and find your own people? Second, and this is related to the first, do you mind if he sells you the system and then earns kickbacks and commissions on all of the back-end referrals? Because you’re well aware that he does.
